For Home Warranty Marketers, the Best Time to Reach a Homeowner May Be Right After Closing

New 2026 research on first-year home repairs highlights why new homeowners are a timely audience for home warranty marketers.

The goal isn’t simply to reach homeowners. It’s to reach them when your message makes sense. For home warranty marketers, that may be right after closing.”

BOCA RATON, FL, UNITED STATES, October 14, 2026 /EINPresswire.com/ — The excitement of buying a home doesn’t end at closing — and apparently, neither do the expenses.

New 2026 research from American Home Shield found that 89% of homeowners surveyed experienced at least one problem with their home during their first year of ownership. Appliances topped the list, with 43% reporting that an appliance needed to be replaced. Other common first-year problems included pests, roofing issues, leaks and HVAC failures.

Perhaps just as important, 42% of homeowners surveyed had not budgeted for first-year repairs, and four out of five had to pay out of pocket for problems that arose.

For home warranty marketers, those findings reinforce something Dataman Group Direct has been talking about for years: the period immediately following a home purchase can be an important time to reach a new homeowner.

“When someone buys a home, suddenly they’re responsible for everything in it,” said Dale “Data Dale” Filhaber, CEO of Dataman Group Direct. “The appliances, the air conditioning, the plumbing — if something breaks, it’s their problem. That makes the weeks right after closing a very logical time for home warranty companies to introduce themselves.”

New Homeownership Comes With New Responsibilities

The American Home Shield findings aren’t an isolated indication of the financial realities facing today’s homeowners.
Angi reported in July that 41% of first-time homeowners surveyed spent more than expected on maintenance, improvements and emergency repairs.

More recently, HomeServe’s September 2026 State of the Home Survey found that more than 80% of homeowners had experienced at least one home repair emergency during the previous 12 months. Nearly one-third had $500 or less set aside for emergency repairs.

The common thread is simple: owning a home creates new responsibilities — and many of them begin soon after the keys change hands.

Timing Matters for Home Warranty Marketing

For home warranty companies, reaching homeowners at the right point in the homeownership cycle can be just as important as the marketing message itself.

A homeowner who has lived in the same house for 15 years may or may not be thinking about a home warranty on any particular day.
A person who just bought a home, on the other hand, has recently taken responsibility for the home’s appliances and major systems and may be evaluating how to handle future repair and replacement expenses.

“That’s what makes life-event marketing so powerful,” Filhaber said. “Something has changed in that person’s life that makes a particular product or service more relevant. With new homeowners, you know exactly what changed — they just bought a house.”

Be First in the Door

Dataman Group Direct provides New Homeowner Lists that allow home warranty companies and other home-service businesses to identify recent homebuyers shortly after closing.

Lists can be selected geographically and can include additional contact, demographic and property information, where available and permitted, allowing marketers to build direct mail, telephone and email campaigns around their target audience.
Data can be provided on a daily, weekly or customized basis, helping companies reach new homeowners while the move — and the new responsibilities that come with it — are still fresh.

New homeowners aren’t the only potential audience. Home warranty marketers may also consider property investors, landlords, owners of older homes and other homeowner segments depending on their product and marketing strategy. Dataman Group Direct discusses these and other audiences in its guide to Top Targets for Home Warranties & Service Contracts.

“New homeowners are making a tremendous number of decisions during those first weeks and months,” Filhaber said. “The goal isn’t simply to reach homeowners. It’s to reach them when your message makes sense.”

For home warranty marketers, that may mean getting there right after closing — and being first in the door.
